All original real estate licenses (salesperson and broker) are valid for 2 years. Renewal licenses (salesperson and broker) are valid for 4 years.

How do I arrange to take the Guam real estate licensing examination?

Usually the pre-licensing instructor can provide you with the test dates and contact information for registering for an exam. Pre-licensing course instructors normally try to schedule their course to end a few days before the licensing examination so that information is “fresh”.

What if I fail the real estate licensing examination?

Don’t give up! The real estate licensing examination is comprised of two sections, the uniform and the state. It is normally scheduled once every month. In the event you fail one or both sections, you may register for the next test date. If you passed one of the two sections, you only need to retake the section you failed. You may retake the test as many times as you need, but each time you will need to pay the appropriate test fee.

Can I take the real estate licensing examination without taking a pre-licensing course?

Guam law requires all applicants for an original real estate license to complete an approved pre-licensing course certified by the Guam Real Estate Commissioner, so passing the real estate examination and not taking a pre-licensing course will not get you a real estate license.

What are continuing education requirements for a salesperson?

Prior to renewal of an original salesperson’s license, a licensee must complete 45 classroom hours of approved study courses. Thereafter, continuing education requirements are 24 hours every 4 years.

What are continuing education requirements for a broker?

Prior to renewal of an original broker’s license, a licensee must complete 90 classroom hours of approved study courses. Thereafter, continuing education requirements are 32 hours every 4 years.

How long will it take to get my real estate license and when can I start working?

Since you need to take a pre-licensing course (usually 6 weeks in duration), take a licensing examination that is normally scheduled once a month, and complete an application with several required governmental clearances, you are probably looking at approximately 60 days.

Can I get a real estate license and work on my own?

Starting a career in real estate requires you to get an Original Salesperson’s license, which means you will need to hang your license with a licensed real estate broker. Once you work under a licensed broker for 2 years, you may apply for an Original Broker’s license and be your own boss.
